A tenant improvement project turns a leased space into your space. Whether you are a tenant building out a first location or a landlord preparing a suite for its next occupant, New Life General Contracting handles the full build-out — one contract, one schedule, one contractor responsible for getting the doors open.
What tenant improvement work includes
- Demising walls, metal-stud framing, and drywall
- Electrical, plumbing, and HVAC work coordinated through licensed trade partners
- Acoustic ceilings, lighting, and storefront and door systems
- Flooring — LVP, carpet tile, tile, and polished concrete prep
- Restrooms and break rooms built to code, including accessibility requirements
- Millwork, paint, and finish carpentry
- White-box and warm-shell delivery for landlords marketing a space
Built around your lease
Tenant improvement work runs on deadlines that are not ours — a lease start date, a rent commencement clause, a landlord's TI allowance with conditions attached. We scope the project against those dates from day one. That means a written estimate you can measure a TI allowance against, a schedule built backward from your move-in date, and permit and inspection steps sequenced so nothing sits waiting.
We also coordinate with the other side of the table. Landlords get a contractor who protects the building and follows property rules; tenants get a build-out that matches the approved plans. When both sides need updates, they hear the same thing from us.
How we run a TI project
It starts with a site walk — yours, or one with your broker or landlord's representative — and a written scope and estimate. Once approved, we handle permitting, order long-lead materials early, and build in phases so inspections happen as work completes rather than all at the end. The project closes with a punch list and a final walkthrough, so what you sign off on is what you got.
Two things drive a tenant improvement budget and schedule more than anything else: the condition the space starts in, and how much of the previous build-out can be reused. A second-generation space with walls, power, and plumbing roughly where you need them is a different project from a cold shell — and an honest contractor will tell you which one you have before quoting it. Permit review, inspections, and long-lead items like storefront systems and electrical gear also belong in the plan from the start, not discovered halfway through.
We take on tenant improvement projects across Indianapolis and the surrounding communities — including Carmel, Fishers, Noblesville, and Greenwood — and throughout Central Indiana. If you are planning a project, call or text (317) 296-5146 for a free estimate. Tell us where the property is and what you are trying to accomplish, and we will set up a walkthrough.
